TERMS AND CONDITIONS

Charges                       Accommodation is charged at the Price per Week shown in our Accommodation Price List applied to property in each week from Sunday (after 4pm) to the following Sunday (until 10 a.m.). The prices shown are gross rental charges in Pound Sterling (all prices include VAT @ 17.5%)

 

Properties can be paired i.e St. Mary’s and East St Mary’s or Bruntland’s Steading and Bruntland’s Farmhouse to accommodate larger groups. Please call for a “paired” property price.

 

If your party is smaller or its stay is shorter the cost will be less. Smaller party prices are available and generally represent 75% of the full week price. This means a reduction of 25% can be offered on the full property price off-season and winter periods only excluding Christmas and New Year.

 

Payment of your (estimated) Accommodation charges shall be due and receivable in full by us not less than 6 weeks prior to the date of your arrival. Failure to meet this condition may result in the cancellation of your booking. Please make your cheques payable to “R.P.W. Millar”.

 

The balance of charges for Accommodation (and Catering - see below) shall be due and settled as and when incurred.

 

Reservation                 To reserve a property for any week all you need do is to send us an email (see box) or telephone or write to us. Your reservation will normally be confirmed promptly unless a prior reservation has been received for that property.

 

Deposit/Booking          You will then be asked to send us a Good Housekeeping Deposit of £250 for each week (and part week) reserved, on receipt of which your booking will be confirmed in writing and an Offer will be sent to you giving details of your booking and when payments become due. Please make your cheque payable to “R.P.W. Millar”. The Good Housekeeping Deposit will be refundable within 7 days of the end of your stay subject to any deductions arising in our “Inventory” and “Damages” conditions - see below.

 

If no deposit has been received by us within 7 days from the time of confirmation of your reservation, your reservation shall be deemed to be cancelled.

 

Catering Service          Charges shown on the Accommodation Price List are for accommodation only, not for food or drink. Each property has a fully equipped kitchen to make self catering possible, but you may wish to give Mum some time off from cooking by availing your party of our catering service: Breakfast and Supper can be served daily in your holiday property throughout your stay or on specific days only, and a Light Lunch can be provided centrally on the estate.

 

The charge for Full Board (Breakfast, Lunch and Supper excluding Drink) is £30 (including VAT) per person daily, children under 12 years old half price and less than 2 years old free.

 

Occasional meals are available and the provisional tariffs for these are as follows:

 

Breakfast £6 including VAT per person (served in property)

Lunch £6 including VAT per person (served centrally)

Supper £18 including VAT per person (served in property)

 

All catering charges will become due for payment at time of delivery.

 

Please note catering is available during the months of July, August and September.

 

Cleaning Service         A cleaner will clean the house for up to 3 hours daily on alternative days, if possible, at no extra charge.

 

Other Services           Subject to availability and to specific charges we can make arrangement for members of your party to play Golf (e.g. Nairn, Lossiemouth, Spey Bay, Elgin, Dornoch, Cruden Bay, Ballindalloch Castle), to tour Orton Estate, to Fish for salmon or trout, to Shoot clays, pigeons, rabbits etc, to Stalk roe deer, and to tour further afield to visit Restaurants, well known shops (e.g. Johnstons of Elgin, House of Bruar): Castles (e.g. Cawder, Ballindalloch, Duff House, Fyvie, Kildrummy, Craigievar): Distilleries (e.g. Glengrant, Glenfiddich, Macallan): Factories (e.g. Baxters of Speyside, Walkers of Aberlour): Battlefields (e.g. Culloden) and other historic sites, National Trust properties (e.g. Brodie Castle) and to arrange walks locally for your enjoyment guided or unguided.

Cots                             Available free of charge but subject to availability.

 

Period of Let                Weekly from Sunday 4p.m. until Sunday 10 a.m.

 

Services                       For avoidance of misunderstanding please note that all arrangements for the provision of and payment for accommodation, catering, extra cleaning and any other services shall be made exclusively with Orton Estate Office.

 

Equipment                   Each cottage is equipped with crockery, cutlery, bedding, electric fires, electric cooker, electric iron, immersion heater, refrigerator, toaster, telephone, radio and colour TV.

 

Inventory                     An inventory of contents is kept in each property and the cost as decided by us of replacing damaged or missing contents, including fixtures and fittings shall be due on departure unless reported to the Estate Office on the Monday morning immediately following your arrival.

 

Damages                     The cost or our estimate of the same, of making good damages to property beyond normal wear and tear shall be due on departure.

 

Sublets                        No subletting is permitted.

 

Pets                             You are welcome to walk on the Estate roads and river bank tracks. Please act responsibly by ensuring that gates are closed and property is left litter free. In consideration of all forms of wildlife please keep dogs on a lead when walking and in view of other peoples’ allergies your pets to be kept outside in kennels, where provided, or in your car.

 

Number in Party          Must not exceed the stated sleeping accommodation except by specific prior arrangement.

 

Keys                             Keys to all properties must be collected at the Office between 4 p.m. and 6 p.m. or by prior arrangement after 6 p.m. All keys must be returned to the the Office by 10 a.m. on the morning of departure.

 

Cancellation                The minimum weekly charge for the period booked is due irrespective of your cancellation. Insurance against cancellation is strongly recommended. If for reasons beyond our control, it becomes impossible for us to provide the accommodation booked, all monies received shall be refunded in full subject to there being no further claim.
